Buy or Sell a Home in Meyerland

Congratulations!  We think Meyerland is a wonderful neighborhood and believe you will too. 

Here is just a bit of information you will want to know about the transfer process. 

First of all, Meyerland is a deed restricted community.  We have rules in place that govern use of the property and prevent certain types of development.  Deed restrictions have been in place since the neighborhood was founded and have helped to maintain the high property values found here.

Many things are governed by your deed restrictions, including exterior home improvements, remodeling and new construction.  If you are purchasing your property with plans to improve it, please review your deed restrictions and contact the office with any questions.

There are a few fees that will be assessed at the time of transfer.  All properties are subject to the following:

Transfer
A transfer occurs when the property is changing ownership.  The fee is $125.00.
Payment is usually made at closing and is made with the title company who forwards payment to the Association.

Transfers involving a lender require a 60-day letter. Request a 60-letter online 

Cash sales require the buyers contact information worksheet. Complete the worksheet online

Requests will be processed weekly. 

Refinance
A refinance occurs when the property is not changing hands but the owner is refinancing the loan.  The fee is $75.00.
Payment is usually made at closing and is made with the title company who forwards payment to the Association.

All refinances require a 60-day letter. Request a 60-day letter online

Requests will be processed weekly.

Resale Certificate
A resale certificate is available when the house is for sale.  This packet may be produced by the Association that contains various documents required by the state to be supplied.  A resale certificate is currently not required by the Association, but is requested by the buyer or buyer's agent.  They include the Deed Restrictions for the section of Meyerland that the property lies in, the By-Laws of the Association, documents proving solvency and insurance, the policies of the Association and more.  The fee for this is $100.00 and must be paid at the time of request.  Please complete the Resale Certificate Request Form and deliver to the MCIA office with payment. Certificate packet will be processed within three (3) business days of receipt of request and payment.

This document may be requested by:

    The Agent/Homeowner as a "perk" or to use as a selling point for the home.
    The Buyer, to learn more about the Association and the area.
    The Lender as a guarantee that any buyer has received these documents.

Sixty (60) day letter
A 60-Day letter is generated when the lender requires subordination of the Association or agrees to accept a document of notification before foreclosure.  We are required by Texas State Law to provide a 60-day letter upon receipt of notification of mortgage funding. There is no fee for this service. The information we require to complete the document includes the lender name and address, the property address and legal description, the loan number, the buyers names, and the date of funding. You must request a 60 day Letter online. The completed letter will be sent to the closing title company. Requests will be processed weekly.

All requests for financial status of a property account must be made in writing.  You may email your request to the MCIA office at This email address is being protected from spambots. Buyer Information
It is very important that correct and current information for buyers is provided to MCIA at the time of transfer so that we may provide them with important correspondence about their new property. When a cash sale is completed, please provide Buyer Contact Information for cash sales at the time of transfer
